Maximus Real Estate Partners receives unanimous approval to move ahead with 899 Alvarado multifamily development project

San Leandro – Mar 29, 2019 – The San Leandro Planning Commission and Board of Zoning Adjustments unanimously approved the development of 899 Alvarado, a multifamily community of 687 new rental apartments, with a neighborhood café, public art installation, publicly accessible amenities and a new home for one of San Leandro’s most beloved cultural institutions: Filarmonica Artista Amadora de San Leandro.

The 6-0 vote at the March 7 hearing was the result of unprecedented community outreach and collaboration between Maximus and San Leandro residents, businesses and organizations.  Together they shaped the vision for a project that would meet the city’s growing housing needs, integrate well within the existing neighborhood, and further San Leandro’s long planned vision for downtown revitalization.

“It’s an incredibly impressive project.  It’s taking land that has been vacant since the 1980s and making it into what will be the densest housing development in San Leandro history, and almost one of the largest apartment complexes in our city,” said former Mayor Stephen Cassidy to the East Bay Times.

The new community will comprise of 30% of San Leandro’s 2015-2023 Regional Housing Needs Allocation (RHNA), a state-mandated accommodation of dwelling units for each jurisdiction.  Located within a ¼ mile from BART and the future terminus of the East Bay Bus Rapid Transit (BRT), the project is well aligned with San Leandro’s Downtown Transit Oriented Development (TOD) strategy.  And as a Maximus property, 899 Alvarado and its residents will leverage the services of a full time Transportation Coordinator that designs transport-focused amenities to suit the unique needs of each community – with the goal of getting people out of their private vehicles to take advantage of alternative modes of transportation.

Highlights of the project include:

  • A new and improved conservatory for Filarmonica Artista Amadora de San Leandro (FAASL) at 844 Alvarado Street
  • A neighborhood cafe to serve nearby residents and employees of local businesses
  • A public art installation by local artist, Shawn HibmaCronan that synthesizes and celebrates the rich cultural and historical fabric of the site and San Leandro.
  • Publicly accessible open spaces, including a children’s play area, dog park, and one of San Leandro’s first parklets along Lola Street.
  • Active and engaging street improvements along Alvarado Street, including newly planted trees, freshly paved sidewalks, and street lights to improve pedestrian safety.
