Maximus breaks ground on new home for Filarmonica Artista Amadora De San Leandro Conservatory
July 29, 2019 – San Leandro, CA – Maximus Antonio Alvarado LLC (“Maximus”) broke ground on the Filarmonica Artista Amadora de San Leandro (“FAASL”) conservatory at 844 Alvarado in San Leandro, CA on July 15, 2019, ushering in a new chapter for one of San Leandro’s important cultural institutions.
The conservatory is being created in partnership with FAASL and ahead of new multi-family residential housing planned at 899 Alvarado. This new developments are part of the City of San Leandro’s Downtown Transit Oriented Development Strategy, passed in 2007, which seeks to build better transit-oriented housing options next to BART and downtown. Both 899 Alvarado and the FAASL conservatory hall received unanimous approval from the San Leandro BZA-Planning Commission in March 2019.
The new conservatory will be situated across the street from FAASL’s current building on Alvarado St, keeping the long-standing institution in the neighborhood where it started. It will feature 4,400 sq. ft of performance and practice space, with double height (14ft) ceilings, acoustic wall paneling, and clearstory windows to flood the hall with natural light.
Beyond a new space for FAASL members to practice, the new conservatory will also provide additional spaces such as a student lounge streamlined for after-practice pickup by parents, an office and conference room, and a new dedicated storage room for instruments and costumes. Other amenities include new bike parking, increased dedicated on-site parking, additional bathrooms, porous hardscaping and Bay-friendly bioswales that treat stormwater runoff.
“When Maximus first approached us about building a new Conservatory across the street we didn’t know what to expect because you don’t hear about these types of partnerships very often,” FAASL President Lorenza Tomaz. “It says a lot about how they’re approaching the San Leandro community and neighborhood, and we’re thrilled to be working with them to make the new Conservatory a reality.”

A private groundbreaking ceremony for FAASL, elected officials, and City staff will be held on July 26, 2019. Construction is anticipated to be completed in Spring 2020.
